What to expect from your boiler service

When getting your gas boiler serviced, or having a landlords gas safety certificate completed, you should expect your gas engineer to carry out the minimum checks of the gas regulations 26.9.

What this means to a layman is your gas engineer should: 

1 - Undertake a complete visual inspection of the boiler, its location, its flue terminal, route, and position. 

2 - Check the casing, combustion chamber, and seals.

3 - Check the gas meter and emergency control valve (ECV) for accessibility, condition, and correct labeling.

4 - Check the appliance burner/working pressure and or gas rate.

5 - Undertake and check a combustion gas analysis using a performance tester machine where specified by the manufacturer's instructions (MI's)

6 - Check that the ventilation is clear and sufficient.

7 - Check the flue operation for flow and spillage where applicable.

8 - Check all Flame Failure Devices (FFD's) and or safety controls for correct operation.

9 - Investigate any evidence of unsafe operation.

10 - Perform a gas tightness test of the gas pipework.
